As our Head of Facility Management, you’ll be responsible and accountable for the safety, uptime, efficiency, and overall technical operation of NEXTDC’s critical infrastructure and data centre sites and their local Facility Management teams. • Responsible for overseeing the maintenance, operation, resolution, and presentation of our data centre facilities and their critical systems in order to provide SLA compliant outcomes to customers, product support and issue resolution

The Purpose:

The Quantity Surveyor (Risk) primary focus is on the management and coordination of the risk management function, ensuring that all elements of risk to the project are identified, analysed, reported and solutions/mitigations developed and implemented.

The Quantity Surveyor (Risk)  reports directly to the Project Controls Manager and will be responsible for:

• Management and coordination of risk management to ensure effective project delivery to and to the highest industry standards, on time and within allocated budgets.
• Undertaking both qualitative and quantitative risk assessment to support informed and evidence based decision-making within the project.
• Perform QRA for cost and prolongation risk related to time activities.
• Building and promoting a risk-aware culture across the project which includes increase levels of awareness, understanding and commitment to risk management issues, facilitating risk workshops as required.
• Ensuring a program of individual and small group risk reviews and reports are completed to facilitate an accurate understanding of actual and potential risk exposures across the project and assisting in providing solutions and mitigations, including any required controls and actions.
• Completing risk reporting associated with monitoring project contingency and potential scope modifications made during the project.
• Updating the risk register to facilitate the management of the project risk profile.
• Providing subject matter expert advice to the project management team in relation to risk management.
• Coordinating and reviewing project status reporting and assisting with arrangements for key governance meetings.
• Supporting the project controls and contract management functions as required.

Major responsibilities will include:

• Successful management of contractors, consultants, and coordination
• Extensive liaison with Owners, Residents, Strata Managers and Committee Members
• Proactive implementation of preventative maintenance programs
• Undertaking reactive repairs including logging, acting, and responding
• Scheduling and arranging statutory certification and inspections of common property.
• Compiling detailed progress reports and maintaining comprehensive records & database
• Act on behalf of the Client in relation to WHS and environmental requirements such as contractor induction, reviewing contractors Safe Work Method Statements and other duties that may be required to ensure the site is a safe place to work and live.

Our concierge act as the face of the building and provide a professional welcome to residents and exceptional service experiences that bonds Excel to the clients and their guests. This role also includes assisting the Building Manager to maintain the site.

What You Will Be Doing:

• Providing all residents and guests with a 5-star service, ensuring exceptional front desk services.
• Assisting the Building Manager and Head Concierge with issues related to By Laws, resident car park, reporting, keys auditing.
• Monitoring relevant movements of visitors, service providers and goods throughout the building and immediate surrounds.
• Database maintenance, receiving and answering emails, telephone, and security intercom enquiries.
• Distributing and securing all resident keys, security devices and parcels or dry cleaning.
• Internal and External Patrolling.
• Completing Incident Reports when necessary and responding to emergencies.
• Ensuring entry and lifts are tidy and presentable.

Working hours: Monday to Friday from 3pm to 11pm.
