Salary: $74 000 - $ 76 000 per annum
Position Description:
As a Property Manager, you will be responsible for overseeing the management and maintenance of our property portfolio to ensure optimal operational performance and tenant satisfaction. This role involves strategic planning, property inspections, lease and financial management, and maintaining strong relationships with property owners and tenants.
Duties include but are not limited to:
1. Property Management:
o Manage residential and/or commercial properties according to company policies and industry standards.
o Conduct property inspections and maintenance assessments.
o Coordinate repairs and maintenance projects in a timely manner.
2. Tenant Relations:
o Respond promptly to tenant inquiries and concerns.
o Facilitate lease agreements, renewals, and rent collection.
o Address tenant issues and enforce lease terms as necessary.
3. Financial Management:
o Prepare and manage property budgets, including income and expenses. Collecting and holding rent monies from tenants, and remitting to owner on agreed basis.
o Monitor rent payments and financial transactions.
o Report financial performance to property owners.
4. Legal Compliance:
o Ensure compliance with relevant tenancy laws, regulations, and safety standards.
o Monitoring and addressing non-compliance with terms and conditions of tenancy and pursuing rental arrears.
o Handle eviction processes and legal disputes as required.
5. Client Relationships:
o Maintain strong relationships with property owners and stakeholders.
o Provide regular updates and reports on property performance.
6. Other:
o Developing and implementing business plans, budgets, policies and procedures for the agency.
o Accepting and listing properties for lease, conducting inspections, and advising the terms of lease.
o Cataloguing and detailing land, buildings and businesses for lease and arranging advertising.
o Assisting with sales administration, including form 6’s and form 10’s, advertising, commission invoices, and all other sales admin-related duties.
Skills and Qualifications:
• Proven experience of at least three years as a Property Manager in a similar environment
• Knowledge of property management software (e.g., Yardi, MRI) and MS Office.
• Excellent communication and negotiation skills.
• Strong organisational and multitasking abilities.
• Relevant qualifications in real estate or property management (e.g., Certificate IV in Property Services - Real Estate) or relevant experience.
Work Environment:
• Office-based with frequent travel to properties.
• Availability for after-hours emergencies and occasional weekend work.
