Financial Reporting:

• Oversee the preparation and analysis of financial statements, including balance sheets, income statements, and cash flow statements, in accordance with AASB or other applicable accounting standards.
• Oversee the month-end, quarter-end and year-end close processes, ensuring timely and accurate financial reporting to management, stakeholders, and regulatory authorities.
• Review financial reports and variance analysis to identify trends, anomalies, and areas for improvement.

Compliance and Controls:

• Coordinate external audits and address audit findings promptly.

Accounts Receivable Operations:

• Oversee customer invoicing and partner with customer facing teams to resolve any issues or discrepancies.
• Develop and implement policies, procedures, and controls to ensure accurate and efficient invoicing and collection processes.
• Monitor accounts receivable aging reports and collections activities to ensure timely payment of invoices.
• Review credit terms and customer payment histories to maximize cash flow.

Accounts Payable Operations:

• Oversee the review and approval of vendor invoices, ensuring compliance with contracts and internal approval processes.
• Monitor accounts payable aging reports and payment schedules to optimize cash flow and minimize late payment penalties.
• Implement vendor management best practices to ensure compliance with contractual obligations and maximize vendor satisfaction.
• Review significant contracts to establish proper accounting treatment in accordance with Accounting Standards.
• Review and approve all weekly payments.

Cash Management:

• Prepare monthly cash flows, including providing forecasting suggestions on expected collections.
• Monitor bank account balances, execute cash management activities and aid the Head of Finance in managing banking relationships.
• Management of all financial and tax compliance including monthly, quarterly, and annual tax lodgements such as income tax, GST, PAYG, FBT, and payroll tax, as well as annual statutory financial accounts preparation and filings

Overview of the role:

To manage balance sheet risks and maximise the value of our investment assets, TAL is expanding its investment capabilities including the implementation of a new Target Operating Model. Key Accountabilities:

Investment strategy

• Clarifying investment objectives and quantifying risk appetite including via senior executive and/or Board workshops
• Designing capital efficient, liability-driven, investment strategies that achieve investment objectives

In this role, you will be based in our Melbourne CBD office alongside Colliers Residential team, and maintain close liaison with tenants and one institutional landlord, foster efficient, harmonious, and close working relationships as well as preparation of all related reports, correspondence, and documentation as required.
 
The key responsibilities of the role will include: 

• Liaise regularly with institutional build to rent client, regarding all aspects of management, including providing recommendations and conducting rent reviews, lease renewals and leasing along with other tenant negotiations as required, in a timely manner 
• Liaise with tenants regarding lease administration and polices / procedures relating to occupancy issues 
• Undertake frequent inspections in order to oversee the presentation and maintenance of the property assets, ensuring high standards of appearance at all times

Finance Manager - Format, Network & Property

The Finance Manager - Property Network, is responsible for partnering with the Senior leaders in the Retail and Hotels Property & Formats teams to deliver on their strategic objectives, provide insights on network performance and ultimately optimise returns on our network and property assets.

Here is a taster of what you can expect in this role:

• Lead the long term financial planning processes for the property network, supporting the property and formats team
• Identification and quantification of growth opportunities, network risks and underperforming assets. 
• Evaluation of organic network opportunities (new stores) and risks (retail closures / venue disposals) through business case development to approval, budgeting and impact on forecast results.
• Establish a regular cadence and post implementation review framework for performance tracking and KPI’s for Formats, Network and Property investments.
• Specifically, provide insights and analysis on opportunities to optimise return on property and formats investments, measuring returns on capital, and identifying opportunities to recycle or reprioritise capital. 
• Evaluation of lease commitments including assessment of lease extension decisions and ongoing occupancy cost planning & reporting.
