We are currently seeking an experienced, self-motivated and reliable Maintenance Manager to join our team at Oaks Mackay Rivermarque Hotels and Oaks Mackay Carlyle Suites

This position will be responsible for overseeing all Maintenance & Facilities requirements for both properties. 

Key Responsibilities Include:

• Implement and drive the preventative maintenance program.
• Perform the role in a hands-on manner by undertaking any repairs and maintenance as required.
• Supervision of (but not limited to) electrical, mechanical, pest control, cleaning, fire protection, security control systems, hydraulic services and approved contractor works.
• Ensure WHS best practice at all times.
• Stock control, supplier management.
• Quoting, scheduling and managing of Capex Requests
• Assisting Hotel Manager with recruitment for the Maintenance department

Reporting to the Senior Centre Manager and based at West Village, a premium retail asset close to the Brisbane CBD, you will ensure the operations and risk management of the portfolio delivers optimum investment return. Additionally, you will manage key relationships with tenants and service providers, whilst also making recommendations to improve the overall performance of the 2 assets (West Village & Yamanto Village) you are responsible for. Your ability to manage budgets effectively, contribute to investment plans and control costs and expenditure will be key to your success.

Other key accountabilities include:

• Ensuring building compliance and driving initiatives on engineering standards
• Undertaking regular re-tendering of service contracts including a review of specifications and role requirements taking into consideration best practice
• Daily on-site contractor management
• Managing and maintaining the high standard presentation and day-to-day operations of the asset, including security, maintenance and safety
• Developing strong relationships with internal and external stakeholders, including tenants, clients, contractors and colleagues
• Reviewing the monthly operating expenditure against budget
• Working with the Senior Centre Manager to produce monthly client reports as required
• Ensuring all planned preventative maintenance is executed in accordance with schedules and all plant and equipment is maintained to the very highest of standards

This is an exciting opportunity for an experienced facilities professional to join our Real Estate Management Services team based on-site at a Centre in Newcastle.

Working across a single client, you will manage key relationships with tenants and service providers, whilst also making recommendations to improve the environmental performance of the clients’ assets. Your ability to manage budgets effectively and contribute to investment plans to maximise asset values will also be key, as will the ability to control costs and expenditure.

Other key accountabilities include:

• Managing the presentation and day-to-day operations of allocated properties, including security, maintenance and safety.
• Developing strong relationships with internal and external stakeholders, including tenants, clients, contractors and colleagues.

• Working with Property Managers to produce monthly client reports as required.
• Managing data within the facilities management software.
• Ensuring all planned preventative maintenance is executed in accordance with schedules.
• Ensuring each asset remains compliant with the required standards.
• Monthly reporting on the operation of each asset.

In addition, you will;

• Assist and oversee the maintenance and operation of building services
• Provide maintenance advice ensuring clients’ quality and safety targets are met
• Assist and ensure all planned preventative maintenance programs are clearly documented, maintained, and completed on time.
• Assist and oversee project-based work including fit-outs and refurbishments
• Assist the team with the day-to-day administrative components and responsibilities, such as work orders, audit reports, budget management, client reporting, risk management, permits, reactive works as examples.

Reporting to the Executive Assistant Manager, you will be part of the hotel leadership team and will be responsible for managing maintenance and compliance functions with a hands-on approach. We are looking for someone with a focus on the guest experience and with good organisational and communication skills and previous experience in a hotel environment will be highly valued.  We are offering a salary in the range of $85,000 to $90,000 depending on your skills and experience. 

Keys duties include: 

• Prioritise and carry out maintenance as requested to ensure the smooth running of the hotel operation, including general repairs & maintenance to the property 
• Plan and carry out preventive maintenance throughout the hotel to ensure standards are maintained to enhance our guest experience 
• Ensure compliance standards are met in aspects of building, equipment, energy consumption, water, contractors, environmental and other brand programs. 
• Support and liaise with any contractors within the hotel ensuring their work is to the standard required by the company and manufacturer specifications, and oversee contractor induction and compliance with legal and hotel requirements 
• Oversee the hotel safety &security systems, including fire prevention measures 
• Be actively involved in the health & safety of our guests and our team members 
• Develop and implement effective strategies and solutions to improve energy management, water management, waste management and conservation  
• Manage capital expenditure projects
