Full Time Construction Project Manager
SALARY $143,500 + SUPERANNUATION

PRIMARY OBJECTIVE:
Provide management oversight for planning, coordination and control the project to ensure that the project achieves time, quality and financial targets and complies with the requirements and standards of the Contract documentation.

Site Establishment and Organization
• Set up a project pre-commencement meeting with the site manager.
• Work with the site manager on site establishment to establish amenities, laydown areas, rubbish removal, major plant and equipment, temporary services delivery, site security, visitors and public safety security.

Health and Safety
• Develop the Project Site Safety Plan in collaboration with the Site Manager.
• Ensure that the site manager has current copies of H&M safety plan and gets regular updates.

Design Management
• Under D&C contract Arrangements, coordinate and drive the design team to complete the project design in accordance with the design intent, marking and sales requirements and project budgets.
• Thoroughly understand the project budgets before commencing the design development.

Contractual & Financial Matters
• Review the head contract with the contract administrator, and ensure systems are set up to deal with contract notification requirements.
• Ensure council approved Construction management plan is included in the relevant subcontractors contract agreements.

Marketing
• Ensure H&M marketing opportunities on site are maximized – i.e. signage on hoardings, upper floor signage during construction, crane and hoist signage etc.

Planning and Programming
• Create, monitor and amend the project construction program as required and report to the construction director via the monthly project progress report.
• Ensure the construction program is cost effective, follows a logical pattern and has consideration for resources.

Project Coordination Meetings
• Attend, chair (as the contact requires) project control meetings. Ensure construction director/directors are invited and distribute and action minutes accordingly. Distribute minutes to directors.
• Chair and participate in coordination meetings with the relevant subcontractors during the variation stages of the working including:

Quality Assurance
• Ensure that the project is managed in accordance with the Project Management Plan with a view to handing over a completed project free of defects.
• Contribute to the development and ongoing monitoring, assessment and improvement of the Project Management Plan.

Subcontractor and materials management
• Overview the subcontractor and material management tasks to manage overlap with the site manager and contract administrator.
• Coordinate and chair pre-commencement meetings with subcontractors.

Labour Management & Recruitment
• Determine the direct labour requirements for the project and monitor against budget allowances.
• Ensures direct labour is appropriately trained and has skills to undertake their given duties.

Site Records
• Gain familiarity with the Head Contract and the various Subcontracts to enable identification of the various scopes of work.
• Ensure the Contract Administrator is distributing the let contract schedule and let contact checklists to the site so the site manager can understand the various scopes of work.

Industrial Relations
• Minimize industrial disputation by ensuring a proactive inspection, communication and rectification of safety and amenities on site.
• Address any industrial issues that cannot be solved by the site manager.

Professional Presentation
• Liaise with the client’s representative, architect and consultant team to maintain a sound working relationship.
• Deal with neighbors and authorities when site related activities become an issue (e.g. Traffic, noise, dust, vibration, etc)

HSEQ RESPONSIBILITIES
• Participate in site inspections to ensure it is a hazard-free environment.
• Participate in site toolbox meetings


REQUIRED SKILLS
Industry experience 2+ years
Industry relevant Bachelor degree or higher qualification
