Key Responsibilities:
Portfolio Management: Oversee a portfolio consisting of approximately 30% industrial, 40% retail, and 30% office properties.
Tenant Relations: Maintain a high quality of service for both property owners and tenants, ensuring their needs and concerns are addressed promptly and effectively.
Communication: Liaise with property owners, tenants, contractors, and internal trust accountants to facilitate smooth operations and resolve any issues that arise.
Property Maintenance: Ensure properties are maintained in accordance with the owner's instructions and safety requirements, coordinating repairs and capital works as needed.
Timely Repairs: Ensure all repairs and capital works are completed in a timely fashion to minimise disruption to tenants.
Rent Reviews: Conduct regular rent reviews to ensure rental rates are competitive and in line with market trends.
Lease Management: Extend leases when they expire, negotiating terms that are favourable to both the property owner and the tenant.
Property Condition Reports: Complete detailed property condition reports documenting the state of the properties and identify any areas needing attention.
Make Goods: Arrange make goods with tenants, ensuring properties are returned to their original condition at the end of a lease.
What you'll need to succeed
A minimum of 5+ years of commercial property management experience.
Market Knowledge: In-depth knowledge of the local property market and current trends.
Interpersonal Skills: Excellent interpersonal skills with the ability to deal with strong personalities and build positive relationships with stakeholders.
Licences: A current real estate licence and driver's licence are required.
Software Proficiency: Experience with Cirrus8 is desirable but not essential.
Autonomy: The ability to work autonomously and manage time effectively.
Pressure Handling: The ability to work under pressure and handle multiple tasks simultaneously.
Hands-On Approach: A practical, hands-on approach to property management.
Organisation: Highly organised with strong attention to detail.
