As the Expansion Manger you lead a team consisting of a Lease Manager, Legal Counsel and Expansion Controller and co-lead a team of C&F Managers. You set strategy and targets for growth, portfolio management - and negotiation for the sales market and are responsible for budgets, P&L's and sales forecasts within the sales market. You set a foundation for collaboration and alignment across expansion functions on strategy and projects.
Key responsibilities:
Leading the team
- Create conditions to enable performance of teams and individuals.
- Identify and develop talents in order to build (future) organisation and diverse teams.
- Strengthen teamwork and foster cross functional collaboration.
Strategy and Targets
- You create the expansion strategy and portfolio management plan for the sales market.
- You have the ownership of the financially and commercially healthy portfolio and new project performance.
- Have the customer in focus in the expansion strategy and location selection.
- Have a good understanding of the leasing, legal and the real estate market and secure that all strategy, negotiations and contract execution is in line with company, legal and ethical standards.
- You plan weekly, quarterly and yearly activities taking into consideration local and regional deliverables.
Budget, P&L and Sales
- You secure that all projects meet their sales, cost and investment budgets.
- You have responsibility for the profitability and the occupancy cost level of the portfolio and take the relevant actions to secure the financial health of the portfolio long term.
- You follow up on all new projects’ sales and cost and draw learnings for future projects and budgeting.
Collaboration
- You work in close collaboration with the Regional Head of Expansion to set and implement the strategy in your market.
- Secure high professionalism of teams in your market by giving clear feedback on development areas, providing ideas and promoting cross-department and cross-brand collaboration.
- You work in close collaboration with the Regional Expansion Manager to secure the best overall result for the business.
